A timeline of what we've been up to...
2019 was the year we made the most in real estate and also invested the most. So now we're starting from ground zero. With rebuilding out emergency fund and having faith in the process!
July: We bought our first townhome for $148,000 using the VA loan.
March: We partner with the Proroks and purchased a 6 bedroom home for our residential assisted living home. Purchase price for the house, $275,000. Our input $60,000+ and counting which included closing costs and start-up costs at 33% ownership.
July: We purchase a home for $280,000 using the VA loan. Attempting a live in flip. We bought high so we are hoping to make a little or break even.

Purchase price: $148,000
Renovations: $30,000 ($15k during while we lived there and $15k after we moved out)
List price: $240,888 (they always say 8 is a lucky number)
Sale price: $243,000
Total Revenue: $92,131.97 (after closing costs and fees)
Minus renovation: $92,131.97-$30,000= $62.131.97
Minus tithing: $62.131.97-$6,214.00= $55, 917.97
Total Profit: $55, 917.97
January: We took some of our profits and invested $25k in 3 Crunch Fitness Gyms in San Diego for 12% ownership with the Investment Club of America.
February: We invested in our boys 3d print company 3dbrotherz.com. Total start-up cost: $2,800 with a 50% split from sales to recover the cost for funding the boys and then our share drops to 10% after we recoup our $2,800. https://www.3dbrotherz.com/
June: Ohana Senior Living Opens <3
June 14: Closed on a 24 unit multi family complex in Fayetville, North Carolina with three other partners. We invested $56k for 18% ownership. December: Going by faith and we blow our emergency fund on a $25k gas and oil investment with the Investment Club of America. Blog is the Dec. 31, 2019
Slow investing year for us... but
we invested in 2 deals and I had Panic Attack at the bank.

March: First Investment of the year. Writing our very own children's finance book course. Bought a book course teaching for $997.
March: Investment number 2 of 2021. We threw down $20K on something wild.... Deets of this investment will be released on a podcast we will be featured on. =)
June: Investing in myself. A Mommy Makeover for $23,543.00
We finally get our house fully renovated while we lived in it. Total for renovations was close to $52K. I have to find the numbers.
July: We do a cash out refi on our single family home. We got $98,117.49 and looking for a short term rental turn key in Crystal Beach Texas.
September: 24 unit SOLD! Net ROI - $70k +/- (exact numbers in blog)
October: We throw in $50k for 2% ownership that includes a 68 unit portfolio with 4 complexes in 2 states. 3 multi family unit complexes in Mobile, AL and 1 cute multi family complex in Pensacola, FL.

February: We decided to buy another single family home that's 3200 sq ft sitting on almost 1/2 an acre of land with a casita. We went this route to STR the property but was hit with a lot of roadblocks so we decided to live here and rent the casita out. June: So we never planned to get into the Frenchie world, but when they bring you so much joy, its like a dream come true. As we learn to better the breed and give our fur babies the best lives, we decided to give this a try. We dropped $35k on Lil Miss Sugar Mama. Yupp, this Frenchie life is bananas. But if you know, you know. It's like how we would normally drop $50k on real estate, we decided we wanted to go hard on the Frenchie game and go all in. We just love this breed so much. We just want to spread that joy to everyone else.
July: We got our first long term tenant for a year lease. So excited! I went a little extra but that's me. :)
November: The Banana Bungalow was born. We converted our casita and rent it out on airbnb for midterm rental. We got our first renter and we're super excited.
June: We invested in Limitless conference with Ken Mcelroy, Tarl Yarber and Rob Kiyosaki. We bought Thach Nguyen's coaching course and mainly bought it to get access to his community and his teachings on DADU's (detached additional dwelling unit). We spent$14,596.33 on the conference and coaching program.
July: We sold our Memory Care Home to high level medical professionals and could not turn down an all cash offer. Sad to say goodbye to a baby we all started with the Proroks but God gave us an opportunity to start new things. We all 4X'd our investment and made $450k. <-- split 3 ways.
July: We sold our share of the 52 unit. A year ago I told our GP that I wanted to sell to focus on our own deals. Then he said he knew someone and we sold it for what we put in at $50K. We made about $23k plus or minus with our quarterly payout and depreciation.
